GETTING ALONG TOGETHER

It would be nice to live without rules but since we all have to share the common facilities and areas of Blue Dolphins the Committee has created a few documents setting out the rules that hopefully ensure all of us enjoy living here with a minimum of fuss. 

  • HOUSE RULES - all the basics for owners, agent & tenants
  • PARKING RULES - there's no visitor parking so these rules set out what's ok or not in the driveway areas; basically no parking, and special arrangements for deliveries or removalists
  • WASTE DISPOSAL CIRCULAR - normal rubbish & recycling, general rubbish collections & e-Waste collections, plus how to get rid of other unwanted stuff

MOVING IN OR OUT can inconvenience others so here is a simple guide to help minimise any potential friction.

  1. Inform other residents when the moving van will be in the driveway and the lift will be busy - a note in the lift at least 24hrs in advance please
  2. Coordinate with the resident in Unit 6 (whose garage will be blocked by the van) to ensure they can get in or out when they need to
  3. Ask David Ansley (unit 14 - 0414 673 181) or another committee member to put the curtains up in the lift and to provide a lift key
  4. Arrange with David to update the front door and park level door codes and the resident list
  5. When you're moving out please don't overload the rubbish bins - if you have a lot to get rid of please take it to the tip (see Waste Disposal Circular) or arrange a general rubbish collection via the Northern Beaches Council website.

SHARED LAUNDRIES on each level are a shared facility and shared responsibility.

  1. Users are responsible for keeping them clean and lint free
  2. Don't disable the smoke alarm
  3. Regularly clear lint from dryers and the laundry room to avoid accidentally setting off the alarm
  4. Install a vent to avoid lint & moisture build-up in the laundry

BYLAWS

Strata Plan 1717's bylaws are set out in Schedule 2 of the Strata Schemes Management Regulation 2016 - "By-laws for pre-1996 strata schemes".

In addition the Strata Corporation has adopted 2 special bylaws relating to changing floor coverings and not affixing anything to the aluminium window frames.
